Where we work

Every part of Langley, and how marketing changes from one community to the next

We work with trades and local businesses across both Langleys: all seven official Township communities, the City's six neighbourhoods, and nearby Surrey, Abbotsford, Maple Ridge and Pitt Meadows where your routes go.

Written by Ali Sedighi, MBALast updated:

We cover all of Langley: both municipalities, every official community, and the neighbouring places your crews already drive to. What we don't do is treat it as one market. A roofer working the eastern acreages and a cleaner serving townhouses near Willoughby Town Centre have different customers, different competitors and different search results, so their plans look different too.

Neighbourhoods and communities we cover

There are two separate municipalities. The City of Langley (about 10 km²) is surrounded on most sides by the much larger Township of Langley, a district municipality of 307 km². The Township's official communities page lists Aldergrove, Brookswood-Fernridge, Fort Langley, Murrayville, Walnut Grove, Willoughby-Willowbrook and the Rural Area. The City of Langley's six neighbourhoods follow elementary school catchments.

How the two Langleys fit together

The City of Langley and the Township of Langley are separate municipalities with separate councils, bylaws and permit offices. The City is the compact one, about 10 square kilometres, and the Township surrounds it on most sides across roughly 307 square kilometres, according to the City's Wikipedia entry and the Township's.

Customers rarely draw that line. They type "Langley electrician" whether they live on a City street or a Township acreage. For marketing, that means two things:

  • Your business details must be exact. Use the municipality on your actual address, consistently, everywhere you're listed.
  • Your service area should describe the communities you serve, not just the word Langley, so customers and search engines know where you'll actually go.

Size matters too. In the 2021 Census, the Township counted 132,603 residents and the City 28,963. Residents occupied 46,928 of the Township's 49,011 private dwellings and 12,598 of the City's 13,271, which tells you nearly every home has someone in it who may need your service.

Township of Langley communities

The Township's own community list names seven areas. Here's how we think about each one as a marketing territory.

Walnut Grove

An established suburban community in the north-west, close to Highway 1 and the Golden Ears Bridge. Homes here are often old enough for second-round renovations, roof replacements and system upgrades, which makes it strong ground for repair and renovation trades. Competition is heavy because it's an easy drive from Surrey and Maple Ridge, so local proof and reviews matter.

Willoughby-Willowbrook

The community most marketers think of first when they hear "Langley growth". It combines newer townhouse and single-family neighbourhoods with the retail around Willowbrook and Willoughby Town Centre. New households mean early demand for fencing, landscaping, window coverings and cleaning, and later demand for repairs and upgrades. Our new-home owner service is built largely around areas like this.

Murrayville

A central community between the City and the Township's eastern areas, mixing older homes with newer infill. It suits trades that want a short drive to several other communities, and it's a natural base for businesses serving both the City and the Township.

Brookswood-Fernridge

South of the City, with larger lots and a more established, leafy feel in many parts. Tree work, drainage, landscaping, fencing and exterior renovation do well here. Searches often include the community name because residents want someone close.

Fort Langley

A heritage village on the Fraser River with a small, busy main street. Storefronts here depend on both residents and visitors, and seasonal swings are sharper than elsewhere. Our main-street service covers that mix. For trades, older homes bring specialised renovation and repair work.

Aldergrove

The Township's eastern community, near the Abbotsford boundary and the border crossing to Washington State. It has its own commercial core, including the area around the Otter Co-op, and a customer base that leans on word of mouth. Businesses based further west often find Aldergrove hard to reach in the map results, so it's a good target for a locally based trade.

Rural Area

Everything between the communities: acreages, hobby farms, equestrian properties and agricultural land. Jobs are bigger and further apart. Excavation, drainage, fencing, outbuildings, wells, septic-related services, generators and long-run electrical all show up here. Marketing focuses on trust and capability rather than speed, and paid search targeting needs care because the population is spread out.

Other Township of Langley communities

Locals also use several older or smaller place names, and so do searchers. Brookswood and Fernridge are often used on their own rather than together. Willoughby and Willowbrook are frequently treated as separate places, with Willowbrook usually meaning the shopping area. Milner and Hopington are smaller rural-residential pockets that rarely appear in search volume but matter for word of mouth. We mention these names on your site only where you genuinely work there, because a name dropped into a list doesn't persuade anyone.

City of Langley neighbourhoods

The City's six neighbourhoods follow elementary school catchments: Nicomekl, Douglas, Simonds, Blacklock, Alice Brown and Uplands. The City is small enough that a business based here can reach every part of it quickly, which is a real advantage in map results.

Downtown Langley, along the Fraser Highway one-way and around McBurney Plaza, holds many of the City's independent shops, services and restaurants. The surrounding neighbourhoods mix older detached homes, townhouses and apartments, which means steady demand for repair trades, cleaners and property-maintenance services, plus strata work in multi-unit buildings.

Business districts and commercial corridors

For storefronts and for trades that sell to businesses, these areas matter most:

  • Downtown Langley: independents, services and food in the City core
  • Willowbrook Shopping Centre and the Langley Bypass: regional retail and car-oriented errands
  • Willoughby Town Centre: newer mixed-use retail for fast-growing neighbourhoods
  • Carvolth: a commercial and employment area in the Township's north
  • Langley Regional Airport: aviation and related businesses
  • Fort Langley village: heritage main street retail and food
  • Aldergrove: the eastern commercial core

Nearby municipalities

Many Langley businesses serve neighbours too. Surrey borders Langley to the west and is the obvious overflow market. Abbotsford lies to the east, beyond Aldergrove. Maple Ridge and Pitt Meadows sit across the Fraser River, reached by the Golden Ears Bridge, which makes them practical for Walnut Grove-based crews. Washington State lies to the south across the border. We include these areas in your plan only where your routes and pricing make the work worthwhile.

Seasonal demand and what's changing

Langley shares the south coast's mild, wet winters, so autumn and winter bring gutter, drainage, roofing, leak and heating calls, while spring and summer bring landscaping, fencing, painting, decks and cooling. We shift ad budgets and content with those seasons.

For heating, cooling and electrical trades, two program changes matter as of October 2026. The federal government announced a National Heat Pump Rebate Program on October 8, 2026; it isn't open yet and is expected in 2027. BC's Energy Savings Program changed its requirements for invoices dated from July 6, 2026. Confirm details with the administrators before you mention either in your marketing.

Regulators to know

We link these for reference only and don't give compliance advice. Technical Safety BC licenses gas and electrical contractors, WorkSafeBC handles workplace safety and coverage, SkilledTradesBC oversees trade certification, and Consumer Protection BC covers many consumer-facing rules. Showing your licences accurately on your site is good marketing; interpreting the rules is a job for the regulators and your own advisers.

Frequently asked questions

Do you cover both the City and the Township of Langley?

Yes. We work with businesses based anywhere in either municipality, including the Rural Area, and with Langley businesses that also serve Surrey, Abbotsford, Maple Ridge or Pitt Meadows.

Should I market to all of Langley at once?

Usually not. The Township alone covers about 307 square kilometres, and map results favour businesses close to the searcher. Most trades do better by owning a few communities near their base and using ads selectively further out.

Will you make a page for every community?

No. A page per community with nothing new on it is the kind of thin content search engines discount. We write community pages only where you have real jobs, photos and local answers to show.

Do customers search for 'Langley' or for the community name?

Both. Many people type plain 'Langley', while others use Walnut Grove, Willoughby, Fort Langley or Aldergrove, especially when they want someone close. Your listing and site should handle both.
